When you meet Kevin Green, 46, of Burry Port, Wales's most successful residential landlord and a leading trainer in property development and investment and hear his story, not only will you be bowled over by his knowledge and enthusiasm for life and the property industry, but you will find his 'rags, or more like wellies, to riches' story rather larger than life. As is the property guru, social entrepreneur and trainer himself, being the proud owner of 267 properties throughout Wales, worth £29 million sterling. Kevin lives in Carmarthenshire, with his three children, Llinos, Carwyn and Emyr, in a beautiful farm with some very special pet donkeys.

Born in Exeter and growing up in Carmarthenshire, Kevin Green started out working life as a dairy farmer on his family's farm, albeit a farmer with a keen entrepreneurial streak. Over the years and never one to be caught up by the 'herd' mentality, Kevin built up the family business from 40 dairy cows to 400 during a long process of renewal and grief after the tragic loss of his sister Julie to Lupus at the tender age of 20.

The loss of his sister, with whom he shares his birthday date, 21st September, left Kevin with a big hole in his heart. One that needed time and a focus to mend, albeit partially given that even though the loss can never be replaced, Julie's memory is and will always be the main driving force in Kevin's life. Since Julie's death, Kevin has vowed never to waste one minute of this precious life that is bestowed upon us.

Married in 1992 to Lynwen, Kevin and his wife brought three wonderful children into the world: Llinos, Carwyn and Emyr and life carried on as normal, for a while, with the farm. Then a thunderbolt struck, at the start of the new Millennium and something shifted in Kevin's mindset. He needed more from his business life and knew he was destined for something bigger. So much so that Kevin applied for a Nuffield Farming Scholarship sponsored by Dartington Cattle Breeding Trust, entitled 'Mindset for Success' - studying the attitudes and personalities of high achievers - as he had always been fascinated by the mindset of successful people.

Kevin's application was accepted and he started a quest for knowledge via a worldwide trip interviewing top entrepreneurs around the globe: from Bill Gates to Richard Branson, Kevin secured time with each and every one of some of the world's best known international success stories. One of the themes that stood out to Kevin more than any other was that some of the most successful people in the world will often make decisions more from the heart than from the head - surprising you might say although this would prove relevant later on in Kevin's story. Kevin craved success and financial freedom - he didn't know how or where to get it from but the 'success' seed had been proverbially sown.

Upon his return from his travels and a slightly more defined path of discovery, Kevin received a flyer in the post from a leading training organisation, inviting him to attend a local seminar on property investment. Always the cynic, Kevin went along, ready to be dismissive although the introductory course actually had the opposite effect on him.

What Kevin realised was that property was his future and signed up for a long-term educational and mentorship 'Elite' package worth £16,000. This package, comprising a one- to-one mentorship plus basic and advanced trainings in Buy-to Let, Asset Protection, Distressed Property, Investing Abroad, Land Development, Lease Options and HMO's, gave Kevin the confidence, knowledge and tools to go out and apply what he had learnt.

According to Kevin, "People underestimate the power of confidence. With confidence you can do anything and everything. But I am not talking about bragging, moreover something inside you. And confidence coupled with hard graft, a good team around you and a social conscience are a winning mix".

The first property Kevin bought on his mentorship was a three-bedroom terraced house in Pembrey, West Wales, for £43,000. Having spent a subsequent £5,900.00 on refurbishment costs, Kevin then sold this property on for £61,000.00. Since that time, some eight years later, Kevin has used his extensive farming and local knowledge to build, develop and manage some 267 properties, at all times helping those around him to create positivity in their lives.

Kevin actively gives back to the next generation of property entrepreneurs, sharing his knowledge and wisdom with students in property investment training courses throughout England, Wales, Scotland and Ireland. Kevin is living proof of the difference between the amateur and professional property investor - the latter, Kevin would readily admit, is based on an investor's level of 'education'. Kevin adds: "For some reading my story, they may think I am just lucky or fell into some scam. Neither of which could be further from the truth. No-one achieves anything in life without hard work, commitment and making some mistakes along the way. But we all have choices in life and that is what ultimately defines us".

Kevin's ongoing relationships with training programmes have linked him closely with Make-A-Wish Foundation® UK, WIA's valued charitable partner. Over the last three years, Kevin has personally contributed over £150,000 towards Wish Granting for young people with life threatening illnesses in the UK. By giving of his time so generously to run his well-known and popular Land Development course in aid of Make-A-Wish, he raised a staggering £85,000 for our charity back in 2008. Our charity receives no government or lottery support and relies totally on the generosity of the general public to fund the magical wishes we grant. Kevin's support is invaluable and much appreciated. At a time when the number of children being referred to us for wishes is increasing dramatically - we currently have over 370 wishes in the process of being granted - I would like to thank Kevin for his unstinting generosity".

Kevin believes in giving back to go forward as part of his commitment to social entrepreneurship and his recently launched brand - Heart Magic. The rationale behind the creation of this new brand (adding to his existing property businesses) links back to his 2001 Nuffield research and the 'heart over head' theme. Kevin is an advocate of 'the gut reaction' in business and life, which may surprise some given he is such a number cruncher.

According to Kevin: "As any entrepreneur will concur, passion drives a business, particularly in the first few years. And the use of phraseology like 'I love this logo or hate that website' for example, might be regularly used in a business context, sometimes without us even realising we are putting our hearts into the words. Yes, businesspeople need to focus on the bottom line but most of us are guided by instinct and what makes our heart flutter - particularly at the moment, when the economic crisis has made of us sit up and re-evaluate what is important to us".

RDF and Channel 4's decision to include Kevin in the Winter 2009 series of The Secret Millionaire has been a life-altering experience for Kevin, consolidating so many of his fears and belief systems at the same time. And support for the wonderful causes Kevin has chosen to support during filming will be ongoing, building relationships for the future.

In terms of what the next step is for Kevin, who knows...the Magic, heart-related and otherwise, is sure to follow Kevin wherever he goes. And luck doesn't enter into this particular equation.
